The Florida Department of Business and Professional Regulations (DBPR) requires Broker applicants have 24 months of experience in the last 5 years. Applicants must also complete the 72-HR Broker Pre-Licensing education conforming with FREC Course II Syllabus with a successful score of at least 70% at the end-of-course exam, submit fingerprints and apply for licensure, if application is accepted then, take the state exam (which requires a passing score of at least 75%).
 
This course version conforms to the Florida Real Estate Broker Course Syllabus effective January 1, 2017 and builds on the knowledge you’ve gained during your career. You’ll get helpful information about owning and managing a broker office, including business plans, budgets, and profit and loss statements, as well as be challenged by completing sample closing statement case studies that reflect state license broker exam questions using the Closing Disclosure.
 
It’s suggested that students submit fingerprints and apply for licensure prior to taking the pre-licensing education. The instructor will be available to help students with general questions, and help students find the closest fingerprint or state exam locations. Fingerprint locations are generally near to the classroom locations and students will have plenty of time to get them done during lunch breaks.
 
The end-of-course examination cannot be given to any student who has absences of more than 8 classroom hours from either the Sales Associate or Broker course. A classroom hour as defined by the Florida Real Estate Commission is 50 minutes of instruction and a 10 minute break. Applicants have two years from the time they pass the end-of-course exam to pass the state test, if not applicants must re-take the pre-licensing class. Class is taught in two different formats: the most popular is Option A “9 straight days” helps students better retain the class material for the state test, Option B is a 3 week class meeting Mondays, Wednesdays, and Fridays:

The breakdown for Florida Real Estate Broker (or Broker Associate) licensure is the following:
The first three steps can be completed in any order.
 
Step 1: Submit a state application. In order to apply an applicants must:
  • Be at least of 18 years of age
  • Have a valid Social Security number applicants may visit the Social Security Administration website for information on how to obtain one, Florida residency is not required.
  • At least 24 month experience requirement in the preceding 5 years, which need not be consecutive; proof of one of the following must be shown:
    • Registered as an active sales associate under one or more brokers;
    • or in the employ of a governmental agency for a salary and performing the duties authorized in Chapter 475, F.S.;
    • or has held a current and valid real estate broker’s license for at least 24 months during the preceding 5 years in any other state, territory, or jurisdiction of the United States, or in any foreign national jurisdiction.
  • A current certification of license history from the state you are claiming experience from is required. The history must contain your initial license exam type, current license status, disciplinary information, and how many active months within the preceding five years.   • Be able to answer questions regarding any criminal background if such exists.
  • Complete the appropriate “Form RE2” application either in its printable form or online by: clicking on the “Apply For a License”, then “+ Real Estate Brokers” and selecting the appropriate link (Out of state experience, Mutual Recognition, or Resident Applicant) at the FREC’s Website.
  • Pay the application fee. Military veterans, their spouses and Florida National Guard members may be eligible for a fee waiver, fee reimbursement, and/or fee discount. Please visit the DBPR Military Services page for more information.

Step 2: Schedule fingerprints appointment, do can do so online with Pearson VUE Fingerprints. Fingerprints must be taken as part of a background check process for questions please visit DBPR’s Fingerprints FAQ’s.

Step 3: Take and pass the required Pre-Licensing 72-hour course.

  • With Luxury Real Estate School, LLC students have a choice from the various scheduling formats seen above on live classroom courses, or online at their own pace.
  • Successfully completing this course also entails receiving a passing grade of at least 70% on the end-of-course exam
  • Students can only miss 8 hours of this course for any reason as per state requirements (Missed classes must be made up within 30 days of the scheduled course completion)
  • The course is good for two (2) years from the date of completion. An expired course will not be accepted at the state exam site and you will not be able to sit for your exam without proof of a valid course completion slip.
  • The course is not required at the time of application submission.

  • Applicants with a four year degree in real estate are exempt from taking this course. But, must pass the state license exam (step 4).

Step 4: Upon approval of the application, state examination must be taken at Pearson Vue. Visit Pearson VUE’s website to learn more and find a location near you to set up your exam once the application has been approved by the DBPR.   • Within two years of receiving the Pre-License Course Completion, applicant must take and score at least 75% on the state examination to become licensed

Step 5: Maintain and keep your license, consider taking the post licensing course if required as soon as its available, remember if you are required to take a post license course and miss the deadlines your license will be null and void.

Out of State Licensees:
Florida has “mutual recognition” agreements with other states. If you are licensed in AL, AR, CT, GA, IL, MS, and NE you may be eligible to receive a license through mutual recognition. To see if you qualify for mutual recognition please visit Florida Real Estate Commission’s Licensure Information.
